Rental-support activities may vary by jurisdiction based on applicable law.

&

And We Don’t Stop at the Rental.

Finding Somewhere to Live Solves Today’s Need. Now Let’s Start Working on Tomorrow.

Your housing search is only one part of your financial life. While you’re addressing your immediate housing needs, the Pathway helps you begin looking at the bigger picture:

How is your credit? Are you able to save?Is debt getting in the way?Do you have a workable budget? Are you financially protected?Could homeownership become realistic?

That’s where the financial wellness side of your Pathway begins.

STEP4

Meet With Your Financial Consultant

Let’s Understand the Whole Picture.

Your initial Financial Wellness Consultation is designed to help identify your goals, priorities, and areas that may deserve attention. Your conversation may include:

CreditUnderstand credit-related areas that may affect your financial goals.
BudgetingLook at your income, expenses, and financial priorities.
DebtIdentify obligations that may be affecting your progress.
SavingsDiscuss emergency, housing, and future homeownership savings goals.
HousingDiscuss your immediate housing priorities.
Financial ProtectionLearn about areas of financial protection relevant to you and your family.
HomeownershipDiscuss whether owning a home is part of your future goals.
No JudgmentThis isn’t about judging where you are. It’s about understanding where you’re starting.
STEP5

Get Your Personalized Financial Wellness Roadmap

Your Goals Become a Plan.

After understanding your priorities, OFH helps organize your journey into a personalized Financial Wellness Roadmap. Instead of trying to tackle everything at once, your roadmap helps identify the areas and milestones relevant to you. Your roadmap may include:

Housing Stability→Credit Readiness→Budgeting→Debt Management→Building Savings→Financial Protection→Homebuyer Education→Mortgage Readiness→Homeownership

Not everyone needs every step. Not everyone’s steps happen in the same order. Your roadmap is based on your goals.

STEP6

Meet Your Success Manager

You Don’t Get a Roadmap and Get Left Alone.

Creating a plan is one thing. Following it is another. That’s why Pathway members are assigned a Success Manager, an ongoing point of support as you work through your roadmap. Your Success Manager may help with:

  • Regular check-ins
  • Roadmap tracking
  • Milestone follow-up
  • Housing-resource follow-up
  • Keeping next steps organized
  • Educational resources
  • Consultation follow-ups
  • Connecting you with applicable resources
  • Keeping your goals visible

HousingKeep accessing applicable rental and housing resources along the way.
Financial ProtectionLearn financial protection and insurance concepts relevant to your family.
HomeownershipUnderstand what may be required to become financially and mortgage-ready.
STEP8

Connect With the Right Resources

One Person Doesn’t Need to Pretend to Be Every Kind of Financial Professional.

Different financial needs can require different expertise. OFH helps organize the journey and, where appropriate, may help connect members with educational resources, programs, or qualified third-party professionals, including:

Credit ResourcesDebt ResourcesHousing ResourcesHomebuyer EducationInsurance ProfessionalsMortgage ProfessionalsReal Estate ProfessionalsOther Financial-Service Resources

Certain specialized or regulated services are provided by appropriately qualified or licensed third-party professionals or entities. Third-party services may have separate agreements, eligibility requirements, costs, and terms.

STEP9

Prepare for Homeownership

Renting Today Doesn’t Mean Renting Forever.

If homeownership is one of your goals, your Pathway can begin transitioning from general financial wellness into homeownership readiness. Your journey may progress through:

Financial Wellness→Credit + Budget + Debt→Building Savings→Homebuyer Education→Mortgage Readiness→Licensed Mortgage Professional→Home Search→Purchase Process→Homeownership

OFH helps you understand, prepare for, and organize the journey.

Mortgage qualification and approval are determined by licensed lenders. Real estate representation, mortgage lending, legal services, insurance, and other regulated activities are handled by the appropriate professionals.

Have a Housing Choice Voucher?

Homeownership May Be Another Option to Explore.

For eligible Housing Choice Voucher participants, a participating public housing agency may offer a Housing Choice Voucher Homeownership option. Where available and where eligibility requirements are met, voucher assistance may potentially be applied toward eligible homeownership expenses. The journey may involve:

PHA Program Availability & Eligibility→Required Homebuyer Education→Financial & Credit Readiness→Mortgage Qualification→Property Search→PHA/Lender Requirements→Inspection, Appraisal & Approvals→Closing→Homeownership

OFH can help members better understand and prepare for the process.

Learn About Voucher Homeownership

Participation is determined by the applicable public housing agency and other program requirements. OFH does not administer Housing Choice Vouchers, determine program eligibility, approve homeownership assistance, or guarantee that a particular PHA offers an HCV Homeownership program.

STEP10

Keep Building

Financial Wellness Doesn’t End When You Get the Keys.

Homeownership can be a major milestone. But the larger goal is long-term financial health. Your journey can continue with:

Emergency SavingsBudgetingCreditDebt ManagementFinancial ProtectionHomeownership SustainabilityAsset BuildingLong-Term Financial Goals

Because OFH isn’t simply about getting someone from one property to another. It’s about helping people build stronger financial foundations.

Why the Monthly Membership?

Because Your Plan Doesn’t Stop After the First Consultation.

A financial roadmap isn’t very useful if it’s created once and forgotten. The ongoing membership allows OFH to continue supporting your journey through:

Check-insProgress trackingHousing resourcesEducationCredit report reviewsRoadmap updatesHomeownership preparationResource connectionsOngoing Success Manager support
The goal is continued progress— not a one-time conversation.

How Long Does the Pathway Take?

Your Timeline Is Personal.

There isn’t one timeline that applies to everyone. Someone may primarily need help organizing a rental search and building savings. Someone else may need time to work on credit or debt. Another member may already be financially prepared and ready to begin conversations with mortgage and real estate professionals.

Homeownership preparation can take months or longer depending on your financial circumstances, credit, income, debt, savings, housing-market conditions, lender requirements, applicable assistance programs, and other factors. Housing Choice Voucher participants may also have additional requirements established by the applicable PHA.
